1. There is not a washer and dryer in the main house
   Owner response: This is true. There used to be a washer and dryer in both homes, but after a few surveys, most guests said they did not need 2 washers and 2 dryers since they are staying in the home for just a few days
2. One of the bedrooms downstairs is small.
   Owner response: This is true. Actually this small room used to be the old laundry room. It was repainted, fixed up and now has a full bed and twin bed. But it is a small room. What do you think? Would you rather have 2 laundry rooms, or 1 laundry room and a small bedroom?

Weddings/Receptions at the house

Wedding receptions or large gatherings are allowed at the Pioneer House or Black Bart House, but not at the Ormsby House. There is a 3 night minimum stay and a $500 surcharge to allow a wedding or reception at the house. No more than 40 people are allowed at the home day or night and festivities have to stop by 10 pm (per Lake Tahoe Vacation Home ordinance).

Pet Policy

There is a one time charge of $100 to bring your pets. Some people are allergic so you can ask when the last time a guest was at the house with a pet. This only happens about once a year since most of my guests are flying in from overseas or from the other side of the country.

Keys

A few weeks before your arrival, I will email you the access code for the lockbox.

When is payment due?

Payment is due two months before your arrival (3 months prior for holidays or special events)

Cancellation policy

You can cancel giving one month's notice or more and recieve a full refund. After one month there is no refund.

Is there a security deposit?

Yes. The security deposit of $800 is required about 2 weeks before your arrival. It will be returned to you about 2 weeks after your check out.

When is my reservation confirmed?

If your rental is within two months, you are not confirmed until I recieve the rental payment and the rental agreement. If your rental is over two months in the future, you are not confirmed until I recieve the two page rental agreement. It is possible that I email you back to let you know that the house is available and the next day it could get booked by another guest. That is why after you receive the rental agreement, I recommend sending it back soon to secure your reservation. It is very common for me to have 2 or 3 rental agreements sent out for the same time and whoever returns it to me first will receive the booking.

These homes are very famous and very popular and I sell out quickly. I understand it takes some time to confirm the booking with your group, buy airline tickets, etc. and by the time you confirm everyone, the house could get booked by another group. But you can make a tentative reservation to hold the date. All you have to do is fill out the reservation form on the website and then I will send you the rental agreement. Most vacation rental companies demand half payment upon booking and the balance due two months before arrival. however, I do not like that policy since some of my guests make bookings far in advance and I don't think it is fair taking someone's money a year in advance. No payment is due until 2 months before arrival.

Handicap Access

This home is fairly accessible for those with limited mobility since there is one bedrrom and one bathroom on the main level. The main entrance has 3 steps to enter the home and there are large double doors. Once you are on the main level, there is a living room, kitchen, dining area, BBQ, two decks, TV in kitches, one queen bedroom and one bathroom.

Snow Removal

I have a company that plows the driveway when there is more than 5 inches of snow. Remember to bring chains when traveling in the Sierras and bring extra food and water in your car. This home has a large level driveway.

Layout/Walkthrough

You walk in through the front door and enter the main level dining area/living room. There is dining room seating for 18, plus another table that seats 4. To the left is the gourmet kitchen and there is a deck off of the kitchen with a large BBQ and deck furniture and views of the mountains and meadow. In this kitchen is a TV and a breakfast nook that seats 4-6 people. To the right after entering is a living room area and a hallway that leads to a bathroom on the left and then a Queen bedroom straight ahead. To the right is a door that leads into the garage with a ping pong table. I love ping pong, so I invested in a $1200 Ketler table.

From the main level you can take the lighted stairs down to the lower level. The lower level living room has a pool table, wet bar, foosball table, couches adn 70 inch TV. There is a sliding glass door that leads outside to the hot tub and backyard which features a lawn and sloping hill that goes into the meadow with hiking, jogging, cross country skiing trails. The backyard is fenced. From the living room there is a small bedroom on the right with a full bed and twin bed. Down the hallway inn a bathroom adn two bedrroms with queen beds.

From the main level, you can walk up the stairs to the master suite which is the entire top floor of the house. On the left is a large walk in closet which leads into the master suite bathroom with double sinks, large jacuzzi bath with chandelier, large sparate glass shower and views of the mountains and meadow. The living room has a large couch with a TV, DVD player, DVD library, DirecTV service. The deck off of the master suite has a few chairs and tables and amazing views. You walk down teh hallay to the bedroom which has a queen bed and another TV.

The guest house is above the 2nd garage which is a few steps from the entrance to the main house. This garage fits 4 cars and the garage on the main house fits 2 cars. The guest house has a large deck with deck furniture. When you walk in the guest house you are in the living room with a sofa bed,  recliner, and TV, with DVD player, and DirecTV. There is a kitchen area with a large fridge, coffee maker, microwave, sink and table with 4 chairs. Walk down the hallway and there is a bathroom on the left with jacuzzi tub/shower, sink and washer and ryer. On the right down the hallway is the queen bedroom and if you continue down the hallway, there is a larger queen bedroom.

Viewings/Showing

I love when guests are able to stop by and view the home. I live in San Francisico, but I drive up to Tahoe once a week to bring supplies, fix things, monitor construction projects in the home, etc. you can call me on my cell phone and arrange a time to view the home. i am only able to give tours when the homes are empty as I am sure you would not want guests viewing the home when you are occupying the house.
