How far ahead should I make a reservation?
I recommend to book as soon as you know when you will be in Lake Tahoe. The ski season (Dec. – April) usually gets booked about 3-4 months ahead of time. And summer months usually get booked about 3-4 months ahead of time. Our website gets over 6,000 hits per month and we receive over 40 inquiries per day. Our most frequent guests are repeat renters who return to us year and after year so if you are interested in booking I recommend to book as soon as you can. Holidays usually get booked 6-10 months in advance.

Cancellation policy?
Payment is due two months before your arrival date. You can cancel giving one months notice or more and receive a full refund. After one month there is no refund.

Is there a security deposit?
No. Previously, I would request a security deposit of $1000 from all guests. However in the past few years I have only had a few incidents where guests caused a lot of damage. So I do not have a security deposit but I trust that my guests will treat the homes with respect.

When is my reservation confirmed?
Your reservation is not confirmed until I receive your rental agreement and payment. It is possible that I email you back to let you know that the house is available and the next day it could get booked by another guest. That is why after you receive the rental agreement, I recommend sending it back soon to secure your reservation. These homes are very famous and very popular and I sell out quickly.

What form of payments are accepted?
I accept checks, bank cards, credit cards or wire transfers.

Check in: 3 pm and check out: 11 am

Limit for number of people and cars
The limit for number of people according to Lake Tahoe laws is 18. The limit for number of cars is 8. It is a violation of the rental agreement if you have more than 18 people in the house and could cause eviction and loss of security deposit (El Dorado County Ordinance: 5.56.110).

Keys
About one week before your arrival date, we will email you the combination to enter the home. These combinations are changed after each guest.
